Waltham Residential Exemption
Waltham's residential exemption is a major benefit for owner-occupants. For FY2026, the exemption removes $317,643 from the assessed value of qualifying homes. That is 35% of the average assessed residential value. At the $10.32 rate, this saves qualifying homeowners about $3,278 per year. The exemption is not automatic. You must apply with the Assessors Office. The deadline is April 1 each year. If you own and live in your home but have never applied, you could be missing out on thousands of dollars in savings. The exemption shifts some of the tax burden onto non-owner-occupied residential properties, such as investor-owned rentals, which do not qualify.
Waltham also has other exemption programs. Seniors may qualify for exemptions under several clauses of MGL c. 59, §5. The city runs a Senior Work-Off Program that lets qualifying residents earn a tax credit by working part-time for the city.
