Berkshire County Property Tax Records Overview
Berkshire County's Two Registry Districts
Berkshire County uses a two-district registry system for recording property documents. This is one of only a few Massachusetts counties with more than one registry. Before you search, you need to know which district covers the town you are researching. Using the wrong district will turn up no results.

The southern district covers Alford, Becket, Egremont, Great Barrington, Lee, Lenox, Monterey, Mount Washington, Otis, Peru, Pittsfield, Richmond, Sandisfield, Sheffield, Stockbridge, Tyringham, Washington, and West Stockbridge.
Both districts record all standard property documents including deeds, mortgages, liens, discharges, easements, and homestead declarations. The base recording fee statewide is $105 plus $1 per page. Recording a homestead costs $35.

Property Tax Exemptions in Berkshire County
Massachusetts offers several state exemption programs that reduce the property tax burden for qualifying owners in Berkshire County. All exemptions are applied through the local town assessor. The main programs follow state law under MGL c. 59, §5, which authorizes a range of local exemptions.
Clause 22 covers veteran exemptions. Qualifying veterans can receive reductions ranging from several hundred dollars to a full exemption. The exact amount depends on the veteran's disability rating, whether the veteran is a Gold Star parent, and other factors. Full details are on the Massachusetts veteran exemption page.
Clause 41C covers senior citizens 65 years of age and older who meet income and asset limits. The exemption reduces the assessed value or the tax bill directly depending on the town. Clause 37A covers legally blind homeowners and provides a set reduction. Clause 17D covers surviving spouses, minor children of deceased parents, and elderly persons meeting specific income tests. Each of these programs is applied for through the local town assessor's office, not through any county or state office.
Note: Exemption amounts and eligibility thresholds may be adjusted by the state legislature from year to year; confirm current limits with your local Berkshire County assessor before applying.
Tax Payments and Abatements in Berkshire County
All 32 Berkshire County municipalities follow quarterly property tax billing. Bills are due August 1, November 1, February 1, and May 1 each year. Payment options vary by town but most accept online payments, checks by mail, and in-person payments at town or city hall. Some towns offer drop box payments. Late payments carry interest at 14% per year from the due date of the missed bill.
Property assessments across Berkshire County follow the full and fair cash value standard under MGL c. 59, §38. Each town revalues property on a schedule approved by the Massachusetts Department of Revenue. Towns typically do a full revaluation every five years, though many perform interim updates annually. Tax rates are set each year after the town budget is approved.
If your assessment seems too high, file Form ABT with the local town assessor by April 1. Under MGL c. 59, §59, the assessors must act on the abatement application within a set window. If they deny it or fail to act in time, you can appeal to the Massachusetts Appellate Tax Board. The ATB hears appeals from property owners in all Massachusetts counties, including all 32 Berkshire County communities.
Recording Documents in Berkshire County
Both Berkshire County registries record deeds, mortgages, liens, easements, discharges, homestead declarations, and other property documents. The standard recording fee is $105 for the base document plus $1 per page. Recording a Declaration of Homestead costs $35. Filing a homestead declaration protects the equity in your primary residence under MGL c. 59, §21C. It is a straightforward one-time step that provides meaningful protection for most Berkshire County homeowners.
Documents can be submitted in person during business hours at either registry. The northern district office in Adams and the southern district office in Pittsfield both accept mail-in recordings. Include a check payable to the Register of Deeds with the document. The registry will record it, stamp the original, and return it to you by mail.
